TOTTENHAM are set for a cash windfall if Everton are finally successful in their attempts to sign Gylfi Sigurdsson.

Everton boss Ronald Koeman is desperate to sign the Swansea midfielder as he continues his rebuilding plans at Goodison Park.

Koeman has seen a £40million bid with a further £5m in add-ons rejected by the Swans, but he is preparing to return with an improved offer.

The Welsh club want £50m before they agree to sell one of their most influential players, and Everton are considering meeting that valuation.

Should they come up with the full asking price, it would see Spurs landing a £5m bonus as part of an agreement they made when Sigurdsson re-joined Swansea in 2014.

The Times say Tottenham negotiated a ten per cent sell-on clause with the Swans when they let him return to the Liberty Stadium.

He was sold for a nominal fee in a deal that saw Ben Davies and Michel Vorm move to White Hart Lane.

That is one of the reasons why Swansea are holding out for maximum money before they allow Sigurdsson to leave.

Everton boss Koeman is refusing to take no for an answer in his pursuit of Sigurdsson, seeing the 27-year-old as one of his main targets this summer.

He has already spent almost £100m signing seven players in the close season - and more are expected before the end of the transfer window.

The Toffees will have virtually a new team of players by the start of September, with Wayne Rooney, Michael Keane and Jordan Pickford snapped up.

Davy Klaassen, Sandro Ramirez, Henry Onyekuru and Cuco Martina are the other players who have arrived at Goodison Park.

Koeman intends to add Sigurdsson to that list and is also targeting a move for Arsenal's unsettled striker Olivier Giroud.

Despite the huge outlay on new players, Everton will not have needed to invest much of their own money, having already collected £75m from Manchester United for Romelu Lukaku.

With Ross Barkley also destined to leave for around £25m, it will mean the club's net spend is only likely to be around £50m.
